The standard minimum investment for the Latvia golden visa in 2026 is EUR 100,000 — invested into the share capital of a Latvian company. (A niche small-company variant opens at EUR 50,000 under conditions covered below.) The better-known real-estate route starts higher, at EUR 250,000 for a single completed property registered in the Land Book. Both minimums buy the same permit: a temporary residence permit for up to five years, covering your spouse and children under 18, with one short visit per year and no language requirement.

The Real Minimums, Fees Included

Share-capital route: EUR 100,000 investment + EUR 10,000 state fee on grant + EUR 160 review, EUR 45 card and ~EUR 50 first-year insurance per applicant. A solo applicant commits about EUR 110,255 in year one — of which the EUR 100,000 remains your asset as a shareholding.

Real-estate route: EUR 250,000 property + 5% investment state fee (EUR 12,500 at the threshold) + 1.5% Land Register fee (EUR 3,750) + modest stamp and notary costs + the same per-person processing and insurance fees. A solo applicant is at roughly EUR 267,000 all-in — with a titled apartment as the asset.

Two fine-print items guard the minimums. On the property route, the price must sit in one object (two cheaper apartments don't combine), and if the cadastral value is under EUR 80,000 — routine for new builds — a certified valuation confirming EUR 250,000+ market value is required. On both routes, you must also show financial means for the stay: around EUR 780 per month for the main applicant on the share-capital route in 2026, and around EUR 2,340 on the real-estate route — money you demonstrate, not spend.

One genuine doorway does sit lower: the law's small-company variant, with entry from EUR 50,000 (plus the same EUR 10,000 state fee) for companies of up to 50 employees and turnover or balance within EUR 10 million. Its catch lives downstream — the permit stays valid only while the company pays at least EUR 40,000 a year in taxes — which makes it a tool for investors in a genuinely operating business, not a cheaper passive ticket; the full conditions are here. Beyond that, anyone advertising a Latvian "golden visa" below these figures is selling something else — usually the EU Blue Card, which indeed needs no capital at all but stands on a qualifying job, not an investment. And every investment minimum is closed entirely to citizens of Russia and Belarus under current law, whatever the amount.
